Insulating Barns, Shops and Steel Buildings
Pole barn and metal building insulation is a big part of the work outside Greenwood's subdivisions. Johnson County still has a lot of farm ground, and Wikipedia notes that 12.7% of county residents lived in rural areas in 2020. Pole barns, steel shops, detached garages and machine sheds are common, and more of them are being heated for workshops, storage and hobbies.
Why steel buildings drip
Bare steel cools fast at night. When warm, moist air inside touches it, water condenses and drips onto equipment, vehicles and floors. A layer of closed-cell spray foam on the inside of the steel keeps the surface warm, blocks the air and acts as a vapor retarder, which is why it is the usual choice for these buildings. It also stiffens the panels and seals the gaps at the eaves and along the base.
How much foam
That depends on how the building is used. A cold storage barn may only need enough foam to stop condensation. A heated shop needs more on the walls and roof to keep the heating bill reasonable. Johnson County's 20 psf ground snow load and 115 mph design wind speed affect how the building is framed, not the foam, but we look at the framing and roof before planning the job.
Garages and shops
Attached garages with rooms above, detached garages and wood-framed shops can be foamed on the walls and roof or ceiling, or insulated with blown-in material where there is an attic. We also seal the big leaks: the top of the walls, the base plate and around doors.
Cost and scheduling
HomeGuide lists closed-cell foam at $3.00 to $5.00 per square foot installed, and Fixr lists new-construction foam at $2.75 to $6.50. Foam needs surfaces within a temperature range, so unheated buildings in the cold months are scheduled carefully or warmed first.

Pole Barn & Metal Building Insulation Questions
Will spray foam stop my pole barn from dripping?
Closed-cell foam on the inside of the steel keeps the surface warmer and blocks moist air, which is what causes the dripping.
Can you spray foam in winter?
Yes, but surfaces need to be within the foam's temperature range. Unheated buildings may need to be warmed first or scheduled on milder days.
How thick should foam be in a heated shop?
Thicker than in a cold storage barn. We base it on how warm you keep the shop and how much you want to spend on heat.
Do you insulate garage ceilings under bonus rooms?
Yes. That ceiling is often the reason a room over the garage is cold, and foam seals and insulates it in one step.
